For example if your partner works on the furnace and messes up the exhaust stack and someone dies from carbon monoxide poisoning he will probably be sued personally as well as the LLC being sued.

@Christopher ChunnA couple thoughts.I assume the garage is attached.The overhead door has been removed.Does the garage have a smoke detector, carbon monoxide detector, escape window or door.I agree with Bruce Maywere permits pulled.There are a number of factors that can impact whether you can include the square footage.If it is legal habitable space then I would say yes.
