After that we had a few evictions with drama, spent more money fixing damaged things that shouldn't of had to, belongings left behind, break ins, loss of rent etc etc.It definitely stopped me from buying other properties, because this one was a suck of time and money, that I believe was a mistake.

David, At this point, the contract requires the "tenant" and their belongings to be removed before closing.

The trust sells the properties, you pay no taxes because the properties don't 'belong' to you anymore, the trust pays no taxes because it's a charitable entity (this solves your current problem).

The tenants rental property will cover all of their personal belongings and since you are using a PM company I would assume you will not be keeping any landscaping equipment, tools or possessions at the premises to need that much coverage.

The PM company that initially managed them, also belonged to the seller and they do not wish to continue managing once sold.
