As far as occupancy, HUD has a Keating memo on reasonable space, our local apt association suggested for some guidance on how many could reasonably fit in a space (not just looking at bedrooms).

I've included an example below to help illustrate this.So different lenders have different rates (which do vary even for DSCR loans) but these are factors they all consider.See example below:DSCR < 1Principal + Interest = $1,700Taxes = $350, Insurance = $100, Association Dues = $50Total PITIA = $2200Rent = $2000DSCR = Rent/PITIA = 2000/2200 = 0.91Since the DSCR is 0.91, we know the expenses are greater than the income of the property.DSCR >1Principal + Interest = $1,500Taxes = $250, Insurance = $100, Association Dues = $25Total PITIA = $1875 Rent = $2300DSCR = Rent/PITIA = 2300/1875 = 1.23If a purchase, you also generally need reserves / savings to show you have 3-6 month payments of PITIA (principal / interest (mortgage payment), property taxes and insurance and HOA (if applicable).

I would suggest looking into local groups as well, there are Real Estate Investor Associations in nearly every metro in the US, so I would join one if you can.

Appears the PMC has done a terrible job of communicating expectations with you about their services.Regarding the tenant that wants to pay 12 months of rent upfront:1) They better have great credit or no-go.2) Have them prove they are an engineer with a copy of their degree.3) Get last year's W-2 to prove they were working. --- How will you know W-2 is not fake?

If you associate his name with an article and its on a reputable website (news) or even just their social media, it's a quick google search for his name by a PM, landlord or interested LP to throw up red flags.
