@Greg R.I understand the sentiment its a common theme on BP and  Dorkin was when he started this site very anti guru. 

Clicking on the link led me to lots of anti white articles.  

From what other landlords tell me Flint has difficult inspections, high fees, and a court system that is anti-landlord.

You need to have clear rental criteria in place that does not violate anti-discrimination law and fair housing law.

In the state of Florida at least, the laws have become so anti landlord it isn't even funny!

I suppose the tenants new land lord had an anti pig policy.

Here in NJ there is a state anti eviction statute that basically requires all leases be renewed at least on a month-to-month.
