If a quick resale, many prospective buyers would be spooked out by the history.

Your main concern here is to make sure the bank doesn't get spooked and exercise the "Due on Sale" clause that is included in every loan that says if title is transferred, the bank can call your loan immediately.

Special Assessments generally spook buyers so removing this potential objection is always a higher priority than trying to optimize for purchase price / payment.

Termites are a real issue here and buyers will get spooked quickly and walk away, or request to have it replaced.
