Someone doing this for 20 years in the area will be familiar with likely surprises based off soil composition and such.

@Sandy Gabin that's exactly what I was thinking; there are a lot of nuances and little stresses that come along with a landlord showing your property.

Another vote for siding due to the possibility of lead paint chips contaminating the soil at the base of the house. 

The yard is on a pretty steep slope so bringing the soil from the back of the yard to the front and adding topsoil to the rest (basically grading the yard). $14503.

I started with  Sandy Springs, Roswell, Alpharetta, Johns Creek and since moved on to Kennesaw, East Cobb, Decatur, Marietta, Woodstock or any other cities "close" to Atlanta where I wanted to invest, still the math did not work.
