The property has two downfalls, no garage but awesome big yard and it's on the north side - not the best side of town, but the town is not known for gangs, murders, etc... like if we were talking about a big city.

If it doesn't, then the person goes on hold or gets rejected, and this is communicated to them: "Hey, your application looked good but there was an open bankruptcy on your credit report, or you failed to mention your time in the joint for murder".

PM and on site manager ripping them off left and right. he gets it up to about 90% occupancy but has 30% collection issues.. a Murder a few other violent crimes. later and things start to go back to the mean.. he is now having to fly there once a month to collect what rent he can.finally gave up like how these properties get recycled and sold for 450k to the next victim and lost 500k plus in the process..
