Hey @Dave Kush , I'm not sure that changing the lease in the middle will work.You can ban it in common areas mid-lease, but it is unlikely the case for the specific unit.Either way, it's a pretty tricky subject...maybe @Mark Ainley can shed some light on issues he had with smoking in Chicago...

I have an MTR in East TN (SFH, 3 bed 2 bath) that stays about 98% occupied.

The key is to find a middle ground where you’re mindful of spending but still allow yourself to enjoy the present.

That sort of leaves more boutique, middle sized, local managers. 

As someone originally from New Jersey, I am interested in returning to the East Coast and investing closer to home.

In the middle of the direct mail campaign our second child was born and it became clear that I wouldn't be able to devote the time needed to work my full-time W-2, build a flipping business (with the goal of saving enough money to buy an apartment), and raise 2 kids. 

Narrow down the focus even slightly: West Coast, East Coast, Midwest, price point, etc? 

We might move back to the East Coast in 4-5 years, so I'm looking for investments that can work well as a primary residence now and a rental property later.Income: Both my girlfriend and I have solid tech salaries (150k+ each).Current Portfolio: I don’t currently own any rental properties.Goal & Long Term Plan: I don’t love my current job so like many of you, I would like to create enough passive income through rental properties to have financial freedom and be able to work business ideas or side projects.

Their FMR is the Median Rent for the area, so by definition the FMR is in the middle with 50% higher and 50% lower in that marketplace. 

There seems to be some lack of knowledge on the owners' part come to think about it.Do you believe the wholesaler was up front about never intending to close on his behalf and simply profiting from being the middle person?
