And while I may gently encourage a client to think about the transaction, it is always a client's decision, never mine, to go try and call other investors.

NO one does it better than those who =own them and are there every day to watch it like a hawk.. strike up relationships ( hopefully ) with tenants that they can massage into staying for years etc.   

I thought of a small procedure cabinet, like a franchise medical massage or ophthalmology unit, would love to get your ideas on this one.

Yes, this business (a massage parlor / spa) is breaking the law by employing this woman and paying her under the table.
