I would like to ask the advice of the community - can I get some viewpoints on how I could double check this lady's work?

Starting out in real estate can be overwhelming, but with your background in flips, creative financing, and the Pace Morby community, you’re already ahead of the game.

I try to be in the luxury market and also try to steer away from young kids (my only real damage has ever occurred from them, or should I say parents that don't watch their kids, and they drive the people crazy in my community pool, again, because people don't seem to care to ensure their kids don't disrupt others).  

We also own an accounting/payroll firm and have a lot of MHPs, residential communities and apartment complexes as clients and have seen this happen a few times. 

Fortunately for our 100+ house community, the fire department was already on site battling the brush fire and about a dozen fire fighters frantically extinguished the 4 or 5 roofs burning.This is insignificant compared to what has happened in LA, Palisades, Malibu and Altadena however having lived through Hurricane Andrew and many other major storms even this experience was drastically more terrifying and chaotic. 

That can make it easier to communicate the opportunity effectivelyTo expand efficiently, consider targeting local real estate meetups or investment groups San Diego has a strong investor community.
