Yes, if they really want to  be in the business of real estate, they should have the brains to study real estate and not just chasing their tails with scams or step by step methods taught by gurus.

Don't the tenants just end up owning you more rent on the tail end of their lease?  

You could try to work with a local portfolio lender if you want to 'buy direct', but I prefer to tap into the tail-end of the NPL pools as they migrate down-market to us little guys.
