One major one is that on a very cold winter day they set the thermometer to be lower than 40F (they didn't stay inside the house) and the pipe to the dishwasher (in the kitchen on the first floor) got broken.

Ditto with things like adding a washing machine or dishwasher where there wasn't already one before, installing new windows as part of a major kitchen remodel that requires their reconfiguration, and so forth.

We pay a set rate per snowfall per property.Our snow removal service comes prior to dawn to "punch" a hole into the drive/parking lot, and clear walkways, to enable tenants to get out for work.
