I am considering exploring converting a separate 2 car garage in the back of a duplex into an ADU.

Class D   Bars on every corner  , houses with bars on windows  , cars on blocks and stripped ,  drug dealers on the corner , drug addicts  sleeping on the sidewalk , tents on the sidewalk , gunshots , ladies of the evening ( and day ) , abandoned  houses  , graphity on buildings .   

Hey Charles,In my opinion, not owning the land is just like buying a car.

He's a fake billionaire influencer: "look at my car, look at my boat, look at my plane now send me all of your money so you can be like me" type of guy.

My bills for cars and insurance is a lot so I'm screwed with that .
