I don't think it would be wise to knowingly buy something that you'd be forced to pay both rent and mortgage.

Like I mentioned in my last comment to Erik, after re-reading my post, I think I need to focus on finding the right deal, instead of forcing a deal to appear.

We bought a house and paid cash for it, forced some value into by adding over 1800 square feet onto it with very little cost due to an addition that was already started prior, and updated the house built in the 80's.

Through strategic renovations and tenant management, we forced appreciation, increasing the property’s value to $3.4M according to the lender’s appraisal.

Depending on the extent of the damage the City/Village might condemn the property and force you to tear it down if you let it sit to long.

Even in Florida we have AOP coverage at $1,000, $2,500, etc.I would be looking to another insurer if they are forcing you into a percentage on the AOP deductible.

Biggest clauses are: who's responsible for what, what are the penalties if someone doesn't perform their duties (including forcing them out) and what happens if one party wants out and the others don't.BTW: your brother should do this with his new girlfriend BEFORE paying part of her mortgage!
