Thus if you do sell it in 3-4-5 yrs ... there is no tax on any profit.

Building a relationship with a smaller bank can definitely have its benefits.The rates are a bit higher for 203k but the ability to do a 100k renovation for 3500 down and 4-5% interest incl PMI made it very worth it for us.

It has cabinets that are original, 45 years old.

Most MM accounts are yielding 4-5% right now.

Although I hold a brokers license and have for 45 years, I operate exclusively in the commercial arena.  

like i said before if one is buying turnkey and then sell after 4-5 years the capex would not hit you, or just buy with substantial discount.

Stick it in a high-yield savings account making 4-5%, $320k (your stated equity) at 4% is $12,800 per year, same cash flow with less risk, but less upside.

The other Experienced investors, again qualitative have more than 4-5 properties or have had more than that.
