(if 70% of the zip code fits) Within the zip codes I would then determine 1) Number of units (sfr) – fewest wins2) Percentage of active NODs/Lis Pens to number of units – most wins3) Percentage of Equity Properties (40-100%) to number of units – most wins4) Percentage of Mortgage Lates not in default status to number of units – most wins5) Average Days on market – fewest wins6) Number of Cash Buyer purchases last 6 months – most winsI believe IMHO that this information will help one determine which areas they should market to when uncertain where.

If uncertain how much to offer then start at a number that even with your level of experience you know if able to buy at that number it would be a good deal.Every NO is one step closer to a YES.

It is not unusual for a discount to be the same at month 2 as month 24 since the defects in the loan are what cause the discount not simply on -time payments.
