Most smart landlords include a provision such as Tenant agrees for itself and for its subtenants, agents, and invitees to comply with the rules and regulations listed on Exhibit X attached hereto and with all reasonable modifications and additions thereto which Landlord may make from time to time.

Desirable areas such as yours so close to the pacific will always be desirable and I cannot imagine appreciation not making you look smart for this deal. 

The small town CPAs who ignore their clients and refuse to adopt new technology will simply not survive much longer. 

Actually, they are smart about looking at risk adjusted returns which is what we all need to do anyway. 

If you have many sec 8 tenants you would lose all your rent at that point and it would destroy your business  - not smart.
