I would warn the tenant at this point that it will likely take 3-4 weeks for the port to be approved.  

We plan to meet this week and i want to verify which contracts i need to close this deal. would i need (both) purchase and sales agreement / assignment contract?

My question is I usually make anywhere from $900 to $1500 every two weeks but I want a game plan or even a mentor that can help guide me to my first deal or give me a process I can follow.

It's a hospitality business and it's a lot of work in the beginning -- like several hours every day after work for months, then it settles down then takes maybe 3-4 hours a week.

There can be breaks of a week or two or three while ownership changes, but there can't be breaks of several months.

It’s not a business that can be taught in a day week or month.

there might be many more worries if they are only left with $400 a week (paying utilities mostly) but live in an area that costs $1700 a month but the concern on paying rent is gone at least.

But I have seen while I was interviewing PM’s a 6 week or it’s rented for free type style.
