Other "applicant" information is completely applicant supplied, random, non-verified.

Sellers don't often call random investors and tell them they want to sell you there property for $650k so I"m wondering how you got to where you're at. 

That said you should account $100/month for random fixes, plus another $100-200 for CAPEX. 

Another random thing I ran into with old houses was an extra surcharge on the insurance for age of home.

I'd do the diligence yourself and not trying to just get recommendations from random people on BP.
