We live in Keller and would prefer someone who has a network in the North FortWorth area but we are flexible.

I pumped out everything I could but the clog is still there.I do not own a snake and would prefer not to have to rent the big heavy one, but I am open to purchasing one of the handheld ones.

Do you prefer to shop online for the best price, or do you look locally at the best price for an immediate return?

My preferences are houses within the 150K to 200K range that rent for $1500/month to $2000/month.

But If I am going to invest out-of-state and pay somebody to manage a property for me, I'd prefer to 1) get economies of scale, i.e., invest in a small portion of 100 units rather than 100% of a handful of units, and 2) make sure that property manager has "skin in the game" as well.  

Dress is casual, or if you prefer,  super casual

Obviously in Houston most would prefer a large home for that price, but there are still plenty that prefer condo lifestyle with no home headaches but there's one for sale right now over $5M in my building a little bigger3) David -  Like I mentioned mine is many floors higher as a comp that sold a few months back that was basically stock from the developer, mine is upgraded significantly and higher, but of course that's irrelevant now as that one sold at the time and ours has not.There's really no rhyme or reason in this end of the market, I don't expect a quick sale from my realtor but it has been nearly a year, at some point you just begin to blame the person in charge of selling it for not marketing it properly,etc.

As you mentioned, get the blinds and retake photos - preferably a wide angle lens.  

So this is going to be up to you and your personal preference.

I'd prefer the datasets to reflect actual owners.
