Now, if they're not paying rent, don't waste time filing for whatever the first step of missing rent is.

So much time wasted on one tenant.

Minimal disturbance to your personal life, no long term commitment, fairly quick "success/failure" feedback, and you get your feet wet and see if you even like this business.  

There is minimal upfront charges with a cash or owner financed deal.You don't spell out any terms of your agreement and that's your business but if it includes a balloon payment, be certain that you will be able to obtain a commercial loan for the property when the time comes. 5 units will require a commercial loan and that typically means 20-25% down.

Don't waste your time doing this ahead of time when you don't know if you are able to negotiate the deal.

Minimal qualification and even with co-signing, they've not worked well for me. 

But the smartphone is usually only equipped with a minimal amount of memory, buying extra memory built in to the smartphone can be expensive, many smartphones have no means of using external memory by default, and good quality photos consume lots of memory.

Especially one where the house needs a lot of repair...Mailing to a blanket list of absentee owners seems like a waste of time/money because you are mailing to a lot of houses that may be in good shape and could be sold on a retail level. 

I want to buy houses/condos at property tax auctions and do minimal work to fix them up and then sell them quick.
