What I would recommend is to utilize an online application or paper application so that the tenant doesn't have to pay an application fee just to submit the application to you.  

Or if the tenant has some major issue or gets litigious.

So you have 6 months to do any major repairs or quick improvements and find a bank.

However, the majority of the responses are for properties that are owned as rentals and in most cases occupied with a lease still remaining.
