(the ones you sign a release for) The credit checks done by random credit card company's, Credit check's you don't request (credit card offers, insurance company's etc.) are a soft hit and carry less weight.

That might make things a little interesting.An unbiased real estate agent may also be a good source but if two licensed appraisers can look at the same property and arrive at numbers that are miles apart, that should tell you what weight to assign to any particular method, tool or person.
