Recently joined BiggerPockets and am a Property Manager in the greater Sacramento market and looking to see the trend in this space.

One thing that I did hear is that there is trend towards students not wanting to share housing as much.

But lumber prices more than doubled in the last 6 months (although they are trending down, quickly).

I've mainly done LTR's but am now thinking about getting into STR's because I think it will continue to be a trend.

As whole across the country too, what are the trends in some of the other major cities like New York or the DFW area, etc.?

Trends do show that the population in the county is on a slow decline.

That was the hottest zip code in the country a month or two ago so I can imagine.
