Do I have the 20-year-old provide a co-signer and have the 17-year-old be an occupant instead of a tenant?

My research indicates that fractional interests, when done right, can demand a premium over market value of anywhere from 10-40%.

Talk to your preferred lenders about whether they see a cash our re-fi as being approved with the same standards as an investment, i.e. loan to value, debt coverage ratio, etc.
