Looking 4 advice w/Eviction from anyone with experience in Pierce county, WA area?

Hi, I have a tenant that promised to pay past due 2 months' rent and failed to do so. They have 2 kids, so I was doing my best to work with them. But when they didn't make up the missing 2 months' rent, I sent them a Certified letter letting them know they were in default, and they needed to pay it by 10/15. They did pay this month's rent but are struggling with all their other bills. I suspect they won't be able to make it and being a new landlord, don't have any experience with this aspect of property management. If there's anyone that successfully used a 3rd part or accomplished it themselves, could you provide me with a referral? Thanks.

    I'm a property manager in Pierce and Thurston county.

    If you're in Tacoma city limits you cannot evict during the school year if their kids attend, or if their work is affiliated to the school system.

    I use Joshua Dabling for evictions. PM me and I'll pass his details.

    I recommend only doing the notices yourself, everything else should be done by a professional.

    You will have to re-do the notice you did incorrectly. It resets your timeline too.
