I still love BP, but found several on here, even those held out as "so called experts" when I met them in real life found their online resume to be fabricated and embellished. 

Has anybody (specifically in Washington State) put an option on a property, without a lease, and then found an off market retail buyer to assign the option to?

@Presh DineshkumarMost of the Plus and Pro membership "perks" are very U.S.A. focussed - even the on-line calculators - and have less practical value to Canadians ... even those unfortunate enough to be stuck in the GTA ;-)Some Plus/Pro features .. such as the search members by zip or postal code now work (sort of) for Canadians (polite nagging can pay off ).If you are a flipper, or offer a real estate related service (architect, trade, etc), then the ability to post advertisements to the Real Estate Marketplace is a benefit.I upgraded to a Pro membership early on to support the site and its growth as I found it to be a credible venue for exchanging knowledge and making contacts with respect to real estate. 

I'm very curious to know who all has either successfully sold a property due to the use of BP Marketplace or has brought a good deal that they have found on BP Marketplace?

what gave you found is the best way to find specific GC's.

I found out because apparently the other electrician wasn't happy that I didn't pick his stupid high bid, so he turned us into the city which promptly cut power and wouldn't turn it back on until we had the job inspected and permitted.

I have slowly built a team of people who can make decent repairs and renovations at an affordable price. I can find anyone but for now will only have my team cut down trees, door installation, and window installation.

Does anyone have any ideas or suggestions on how they found private lenders to help grow their business?
