What are three "red" flags you've encountered in working with a CPA?

You can check the dates on the winterization stickers, but that's doesn't give much security.I once bought an REO from auction.com that was not winterized and had over 20 pipe leaks that we fixed before selling it to another investor.

Has anyone every encountered this situation before?

I got some sticker shock from estimates on adding gas, electric and water meters.

I'm small fries, own a plumbing company and am capable of handling 98% of problems i encounter. 

Sticker price isn't everything.

This was his go to when he was trying to figure out how to fix something he had never encountered before.

Currently it is a very advantageous time to sell most types of homes and it seems like a “miss” to not increase the rents AND miss this potential opportunity to sell.I would look to increase the rent at least 10% for the next term (probably not more than that because the sticker shock will be jolting).
