nice post...I have been there done that.. owned a few airplanes ( those make cars of any cost look like a pittance) but I used them in business and they were fabulous write offs and very fun to use and it made my business better because of be able to maximize my time and spread my wings so to speak to markets I could never have covered if I had to rely on car or Gasp airlines.

So you want to screen for a good tenant/buyer and not just accept the first party who is interested but has little chance of ever qualifying for a loan and cashing out the owner.Also I strongly encourage you to consult an experienced real estate attorney to make sure you are complying with state laws (specifically your state's real estate commission laws).

On an investment in a condo or co-op, what numbers are you using to calculate Cap-Ex and Maintenance in situations where HOA fees cover external items like the roof, building exterior, foundation, landscaping, etc.?
