refinance with low credit score

Just wondering is there any bank that will do a decent refinance with a credit score under 620 apt is being rented out now its a manhattan coop with alot of equity. Right now apt has 5.25% on a 30 yr fixed would love to get it down to under 4.00% person wont be able to fix credit in near term
