Are they long or short term?

We have had a Strctural Engineer out to the property and while we don't need to conduct repairs within the next 5 years or so, we will need to address both of these things at some point and it will likely cost us about 100k.Any advice on selling or holding for the long term?

I think those rules have been in place for a long time.U need to be a broker/dealer and or i have seen RIA do this I think legally. but you do need some sort of license to raise money .. or you need to be principal or an employee

Now, I have a portfolio of Short Term Rentals and Long Term Rentals.

Money in hand sounds great, but my portfolio strategy (even though it’s currently small) is long term buy and hold.

I would not expect that demand to drive up the price in a crazy way but let's say there's some $700,000 4-unit properties in some markets that are sitting for a long time - those will sell faster. 

She sent me this long formal letter asking me to change her annual lease to month to month because she is seeing roaches in the unit.  

Find out where it is being marketed and how long comparable homes in the area are taking to rent.
