John Nisewonger Tenants moving out. When to start advertising/showing property?

We also don't want prospective tenants turned off by how the current tenants keep the place (smells, hair in the tub, etc.); no sense in driving away someone who would be glad to take it if they'd only seen it once it was clean and painted.Also, I don't want to let strangers inside my tenant's unit that I will not be able to hold accountable if something breaks or goes missing.

Fortunately, this philosophy has provided a profitable platform for my business and we (my lovely wife and beautiful baby: see pic) are now in the position to start investing some cash.Our lofty goal is acquire at least one million dollars in annual positive cash flow and have at least 10 million dollars in equity before we turn 40 (I am 31 now).By sifting through all of the great material here on BP, I believe it is sound advice to pick a niche and so far I am divided between SFRs and MFRs.

Call it a few grey hairs or actual experience i don't know but there was no reason for 7 people to kick a deal that made those type of returns except for the person presenting it.

Most of my savings are currently tied up in traditional corporate vehicles, e.g. stocks, 401K, IRA and brokerage accounts.I'm in my early 40s, purchase my 4th home last year and currently living in South OC with my beautiful family of four.I'm looking forward to your advice, direction and experience (both success and failure) in RE.Thanks for creating BP as a place to share!

And if you knew you were going to rent it, would you have improved the property as much as you did (beautifully might I add).
