You'll have a far higher rate of unpaid rent, lease violations, abandonment, evictions, damaged rentals, etc.C class is the same but can be minimized.

The applicant, however, is being held up by a "pending identity verification" alert, and as of this post, it has been two days...and no change, no report.I've spoken with the applicant, he did everything required by transunion, and paid the fee.I've tried to reach a "customer service agent" to speak to someone, and on two different occasions, i've been on hold for two hours each time, and I've had to abandon the calls and throw in the towel. 

It does have a big backyard, but to get to it you have to drive on the abandoned lot beside it which is owned by another person.  

Once rent is 10 - 15 days late and tenant is not communicating, that should be a trigger to visit the property and see if they've abandoned, died, burned the place down, etc.

One idea that is working for me, is taking over abandoned improved real estate, (properties which the owner has intentionally walked away from and/or can not be located) and renting the property.   

Especially if your trying to maximize the life before switching over to vinyl.If you have existing carpet, no need to totally abandon it.

They will provide you with forms to apply for an abandoned Title.

Unfortunately, this landlord, unlike myself, has all but abandoned this property and refuses to do anything correctly.

Lots of turn over, possible the previous owners loaded the units , after the purchase, folks just abandoned their units.
