Loopnet has a lot of retrofit duplexes but that middle range of 5-10 I agree would be ideal.

Property is a 3/2/1 with 1420 sf on the East side of San Antonio.

This property was built in 1936, and even if you're budgeting $30,000 for rehab costs, you'll need to save a certain amount every month (I'd say 10% for each of those 3 categories) every month for future, unexpected repairs or for when a tenant moves out in the middle of the night. 

If they want this property gone, they will likely come back with a number in the middle.

I plan to pay these loans off prior to the middle of this year and would like to refinance my underlying note on a new 30-year FNMA amortization.
