Looking into flip financing, so far I like Realty Shares, does anyone have experience with or know anything about them?  

Bull Realty is based in Atlanta and they have a good CRE show as well: www.commercialrealestateshow.comIf you want to really know how to make a syndication deal work, you might consider participating with an experienced syndicator as a passive investor and asking lots of questions, or perhaps offering to help, to learn what a pro would do so you can emulate it later.My perception is that most people who get into sponsoring syndication deals start pretty small and do progressively bigger deals.

We're shopping around, but just yesterday I met a lady from Imagine Homes Realty who said she sometimes sits down with new agents (They don't hire them, they take "seasoned agents only") to go over what questions to ask while meeting agencies, and what good agencies in the area would be who are a match for the direction you're going.
