@Chip Chronister ...Most looking for owner financing won't qualify in 2 years for a mortgage(poor credit, back child support, etc.)..If they could qualify for a traditional mortgage many home choices available...But of course it's not impossible..marketing!

Granted its been almost 5years but when we were looking at windows white, brown, tan were 'standard' and a single price and having other colors (every window mfg had different choices) was additional.

In general you will find deals with fatter margins through direct mail than you will through the general MLS as you aren't fighting all of the other retail buyers and connected investors (who are alerted to choice properties within minutes of them being posted or before) who will be putting significant pressure on those houses.Read up on direct mail marketing in these forums and you will learn what the best ways to do it and where to focus your efforts.
