Direct mail vs listing agents

Hello fellow BP'rs!

For someone just starting out (like me), with a limited budget and a full time job, what would be the suggested strategy for a new wholeasller? I realize that with a forum this size that this question has probably already been touched but I haven't seen is so fogive me.

I've met with 2 agents already and seen a bunch of properties (and even put in an offer, yay me!), but with the majority of them being REO's I'm unable to produce the POF that the bank is looking for. So my question is should I continue doing what I'm doing and hope for the best or change up my strategy and start spending money on direct marketing? Obvoisly I'm looking for opinoins only here, but all comments are welcome!
