I have a great agent but she doesn't feel she has the authority to do this; my property manager doesn't have time; one lawyer wasn't interested; and the second firm was non-responsive after 10 days and several phone calls.I'm more than happy to pay fees for assistance, and I'm not sure what I'm doing wrong.

Are you using a bank or lender that is a Direct Endorser/Full Eagle meaning underwrites their own loans has delegated authority with FHA, VA, USDA, HUD...makes a huge difference7.

Those relating to the management, leasing, rental, security deposit, or operation of the Property by the Agent, or any person in the Agent's company, or the performance or exercise of any of the duties, powers, or authorities granted to the Agent; This sub-section, and all rights to the Agent’s indemnification, shall be considered void if the Agent exemplifies any willful acts of gross negligence;Is this pretty standard language for a contract?
