I do believe there is a place for wholesaling and it seems like your thoughts are that there are no ways for wholesaling at all.

My first thought is to do a long term rental on the property and then figure out how to add but, I don't know where to begin.

My thought that is if I take out a traditional loan it still hits my DTI where as hard money wouldn't.

I guess I'll start by sharing a bit of myself and how I got here.A few years ago, I saw a listing for a 4 plex in a nice part of a city in the CA Bay Area and thought, that would be so great if I could live there and collect rent to help pay off the mortgage (it was even listed for a reasonable price, though I'm sure there was a bidding war for the final sales price).

First, I thought about renting it out to a church, but looking at tax code I think it would be better to flip to a church.
