If you have a steady job and make a decent wage and you like your credit union, talk to the manager and let them know the situation.

For the wholesaling side I would love to start out doing more JV's with people, I do know some investors and wanting to be an investor myself I think having relationships with wholesalers are a win win situation!

Unless you know how to handle the situation yourself then get a contract on the property contingent on your partners approval.

The property is vacant and dilapidated because the owner is so far underwater that it no longer makes sense to maintain in the vast majority of situations.  

If not, what do you think about my method of thinking with this situation?

Hello Folks -Just want to run a situation by everyone here and get some thoughts.  

My main question here is do you have any tips on how I should approach the tenant/situation if they refuse to open the door.

This is a situation that comes up for me fairly often.

Or a better question might be how did you guys start who were in the similar situation as me??
