Lastly, if you don't need to live off the cashflow another way to solve this would be to save/stash the cashflow from the properties for the first 3-6 months in order to "build up" the reserves over time - this is, of course, assuming that there is cash flow from each property.

I paid a local tow truck driver $100 to stop in front of their trailer with his truck and start measuring his trailer while they were at home watching and then knock on the door and ask if tongue and axles were under the trailer.  

@Kelly Flippincan you start with a house hack or live in flip? 

I am a new real estate agent who wants to get started and close deals but that has not happened yet.
