Scott Weaner - we are charging late fees, but they only pay a piece of the late fee each month.When I first got into this I thought "Heck, they can pay late every month and I'll just enjoy the extra cash flow on late fees", but reality hit me the day I took over that property that this was a bad road to go down...But, yes, once the cash is in hand it is some consolation.

Keep in mind that direct mail tends to work best when you send a campaign of 5-7 different pieces (postcards, yellow letters, typed letters, zip letters, etc.), 4 weeks apart from each other.

Beltline CEO position has had turnover recently so we're waiting to hear what, if any, new approaches there will be.Southside (connecting East & West) is 5 - 6 years from completion, but there's a good chance it will 'open' as a path without the big infrastructure investments that delayed the other two sections already opened.Probably the biggest piece of news unknown is whether light rail will be included for all of the Beltline.
