The danger is the majority owner can do as he pleases, raise HOA fees, then hires himself at inflated prices as the PM for example.

I have just put under contract, a 4 plex in Indiana.Trying to be a little proactive, I'm curious on everyone's thoughts on whether I should hire an attorney to look over the lease I created (in which I mean, copied from the resource center here on BP and changed the location) or not.I'd love to hear everyone's take on this but I'm thinking having a lawyer in my corner just makes sense.If that is the case, the real question I have is how to I find the right lawyer?

This doesnt account for $9.88 water charge per unit per month.Garbage - Since it is over 4 units you need to hire your own service which if you hire Flood Bros they can get you a 2 yarder twice per week for about $120 plus fees.Vacancy - Run 10% on your numbers just to be safe.Lawn - you can go on a place like taskeasy.com to estimate this cost.
