Everything stated in the post above happens on a regular basis every day here...which is probably why there are so many "out of state", and "out of country" investors investing here.The 80% refi I spoke of, is what we use.The Cash Flow I gave you, is the minimum we will move forward with...and I'm living in a target rich environment.

@Ryan Dossey I think suit & tie are a thing of the past for the REI buisness, unless you are going to a business function, or your work environment requires dress up like a mortgage manager in a bank.Covering up tattoos is a smart move of yours. overtime, when the client knows you further.Then  It may turn into an art.
