I have found a 2-1 property listed at 160k in great shape with an unfinished basement, and comps of 4-2 with the same square footage of the finished house have sold for 200k-220k in that area.

Removing the asphalt siding has been finished up and wrapping up installing the house wrap. 

Late medical bills for example may be okay or a divorce.

Either the seller had an unreasonably high price and are still sitting or I find out they've already got offers on them within the first day and I was too late.
