It seems to me that any time a person of color has any kind of adverse event, and accusation of racism is not far behind.Each case needs to be examined individually to determine what the evidence is.

Georgia has ceratin exemptions from required filing for LLCs and one of them is: making loans or creating or acquiring evidences of debt, mortgages, or liens on real or personal property or recording the same (NOLO.com)So, I'm leaning in the direction of not having to register as a foreign LLC.  

Now claiming they had a mold inspection done related to a unrelated repair in the ceiling and there was evidence of mold - If true, they never provided me the report.

This is our first property we've tried to buy or lease with any evidence of meth. 

I don't want this to come off as mean spirited, so please don't take it that way, but the fact that you know so little about binding contracts, and how the sales process goes is probably evidence that you SHOULD have an agent guiding you....at least on the first deal, so you can learn the process, the contract deadlines, what you can ask/demand of the Seller, and what is expected of you. 

But, if it there is not evidence of depreciation after the hype settles down and it cash flows, maybe it would be ok.
