@Uri E.As a Property Management that deals with Home warranty on a daily basis the answer is NO…Reason - for the small items they are going to pay but when there is a big ticket item they will always find a way to have the Owner pay for that same fix.

Find someone who is an investor, wholesaler or a real estate agent that would be willing to walk you through some deals and buy them lunch or coffee on a regular basis. 

You will likely add all development costs to the cost basis of the project thereby reducing the overall capital gain.
