Hopefully you have factored into your numbers savings for repairs and CapEx stuff... to me, *that* is your warranty.

And in looking at it you really wont have much gain at all apart from depreciation recapture once you factor in normal closing costs. 

Also, most window companies change their designs and stop making replacement parts on a regular basis.

The biggest factor is the cost of the remodel.  

Our total monthly cash flow is $28 (living for free, plus $28 - this factors vacancy and collection loss, mortgages, reserves for replacement, etc. - I'm the appraiser...).We have nearly saved up $140,000, which happens to be about 20% for the new listing.

Any bank will look at many factors but for a residential loan (which you would need for a building up to 4 units), it mainly comes down to your DTI (debt to income) ratio.

All of the factors you decide on determine what you will be drawn towards.Person to person, we all have different levels of risk aversion, time, etc. and that is going to determine a lot of things for you.

@Brie Schmidt low unemployment isn't a leading factor for a recession, it just so happens that unemployment goes higher in a recession, so the period leading up to a recession ends up looking very low.
