I'm a beginner Investor trying to figure out if Wholesaling is the best way to begin or buying me a house first with the first time home buyers program then rent a space in my place.

My concern is I'm in Chicago and I see  a lot of low cost 2 flat and 3 flat buildings in the west side area or areas still rough.

My only concern with stepping forward into real estate investment is that I don't know what I don't know.

Mine concern with this deal is how skinny the profit margin is.  190k x .65 $123,500 should be purchase price before deducting for rehab costs. 

All of the HOA questions were answered negative, meaning no HOA currently.My only concern is when I'm selling I still have to mark YES to this question and how do I explain this.My agent feels this is not an issue and I made my offer.
