I realized I'm not the person who will go into someone's bank account statements and go through line items explaining or understanding their spending habits. 

If you have to think that you will live to 100; over 60 years of retirement, there will be a lot inflation (an item purchase for $1 in 1960 would cost nearly $9 today).

If I were doing this deal I would separate the two items like this: Funding and Profit.Funding gets a certain pre-established return. 

Here’s the applicable law from your state:TENANT’S RECOURSE FOR WITHHELD SECURITY DEPOSITSIf the landlord does not either return the entire security deposit or send an itemized list of deductions, along with any remaining portion of the security deposit, within the required time period, the landlord forfeits all rights to withhold any of the security deposit.

The reason I am only interested in Z-Wave/Nexia items is because I run other items of the property through Z-Wave/Nexia, and my Property Manager has access to my Nexia account.

Then take what you think is reasonable, consider length of tenancy, payment record and any issues or not, and send an itemized receipt along with the returned portion within the time period set by your state. 

It was itemized for everything conceivable that could need to be repaired.

However real estate investing it a totally new concept to me.I’ve read a few books and done quite of bit of research but I can’t decide if the strategy/method of investing I am thinking of would best work with my current situation.I do own a principle residence with a mortgage + heloc portion (currently have $30k in it with no balance) and minimal credit items on history and have over 800 score.

What you are really looking for are big money items.
